Project Spotlight: Smart Expansion at 3406 Erie Avenue
At 3406 Erie Avenue, progress didn’t mean building outward—it meant building smarter. When Kleemax Properties prepared to welcome a new medical tenant, one critical challenge stood in the way: parking. The existing lot offered just four spaces and suffered from failing asphalt and drainage issues.
In a tight urban footprint with active tenants on-site, expansion wasn’t just about adding square footage—it was about precision, planning, and performance.
From Four to Eight — Doubling Capacity, Elevating Function
What began as a constrained parking layout evolved into a fully re-imagined, high-functioning space.
The goal was clear: expand the lot from four to eight wide parking spaces while improving site drainage and maintaining uninterrupted tenant access.
We began by removing the failing asphalt parking lot and demolishing an abandoned garage foundation. Clearing these obstacles allowed us to unlock the full potential of the property footprint.
With the site cleared, we regraded the parking lot and extended it toward the rear of the property.
Topsoil was stripped and the base carefully prepared to support long-term durability.
To ensure optimal water management, we installed 304 stone to promote positive drainage toward the rear of the property and the existing catch basin. The catch basin was rebuilt and the drain grate restored to ensure reliable performance during heavy rain events.

Working within a very tight space required careful coordination and creative layout planning. The parking configuration was re-imagined to comfortably achieve eight well-proportioned spaces—doubling capacity without compromising maneuverability.
Fresh striping and clearly marked fire lane paint completed the transformation, delivering a clean, professional appearance aligned with the needs of a medical office environment. Most importantly, throughout construction, full access was maintained for existing tenants—ensuring safety, cleanliness, and uninterrupted daily operations.
