Project Overview

ABS Services completed a full-scale revitalization of the 9280 Plainfield Road Office Park in BlueAsh, Ohio — transforming a dated, underutilized property into a refreshed, market-ready asset designed to attract high-quality tenants.This comprehensive renovation included 14,000 square feet of full interior demolition and
reconstruction, along with extensive exterior restoration and site improvements.

Scope of Work

Interior Improvements:

• 14,000 SF of complete interior demolition, including walls, ceilings, flooring, and insulation
• Installation of new batt insulation at the roof deck
• Sprinkler head reconfiguration
• Replacement of mold-damaged drywall and wall insulation
• Priming and painting of walls throughout
• Repair of water-damaged floor joists at restroom locations
• Upgrading the water main to support future suite configurations
• Application of specified floor coatings

Exterior and Site Enhancements:

• Clearing and grubbing of overgrown landscaping
• Importing topsoil, regrading, seeding, and straw application to establish positive drainage
• Replacement of damaged or missing foundation vents
• Soft washing of the entire exterior siding
• Repair and replacement of water-damaged wood siding as needed
• Caulking of exterior windows, siding, and doors
• Preparation and painting of exterior wood siding
• Installation of new exterior light sconces
• Tuckpointing of over 1,000 linear feet of mortar joints
• Excavation and installation of filter fabric and rip rap at drive lanes
