ABS Services was proud to partner on the extensive, multi-year redevelopment of three parcels at the highly visible corner of Colerain Avenue and Sovereign Drive in Cincinnati. This project supported the continued growth of the Jeff Wyler Automotive Family, one of the region’s most respected names in the automotive industry.

Working alongside 45Ninety and Turnbull Wahlert, the project represented a collaborative effort among experienced professionals dedicated to delivering quality construction and redevelopment solutions.

A Multi-Phase Transformation

Phase 1: Suzuki Dealership Demolition

The project began with the demolition of the 10,000-square-foot former Suzuki dealership at 8640 Colerain Avenue.

Key elements included:

• •  Interior strip-out to reduce dust migration during demolition
  • Complete demolition of the building and foundations
  • Removal of previously abandoned deep foundations discovered during excavation
  •  Soil remediation and import of structural fill
  • Final site grading and stabilization with seed and straw

Unexpected site conditions—including buried foundations from older structures—required careful excavation and soil replacement to ensure the long-term stability of the site.

Phase 2: Used Car Lot Removal

Next, crews demolished the 1,200-square-foot used car lot facility at 8698 Colerain Avenue.

Scope highlights included:

• • Full building demolition including basement and foundations
  • Removal of 17,000 square feet of site paving

This phase cleared additional land needed for the larger redevelopment effort.

Phase 3: Nissan Dealership Renovation and Structural Demolition

The final phase involved significant interior and structural demolition at the existing 20,000-square-foot Nissan dealership at 8680 Colerain Avenue.

Work included:

• • Interior demolition totaling 20,000 square feet
  • Removal of interior walls, ceilings, lighting, mechanical systems, and finishes
  • Floor finish and adhesive removal
  • Façade demolition and structural CMU wall removal

This selective demolition was carefully coordinated to support the next stage of the dealership’s transformation.

While the project was complex from a construction standpoint, it also carried personal significance. Phase 1 marked the final project working alongside Randy Ritz of Turnbull Wahlert—a respected leader in the industry and a mentor whose guidance shaped many professional careers.
